במענה למכתבו מיום הרביעי עם המצורף אליו, בו כותב ע"ד מנהגו הטוב זה משך ל"ז שנה, להפריש מעשר לצדקה, ואשר כיון שבעתיד תתצמצם הכנסה שלו, ואי אפשר יהי' לו להפריש המעשר לצדקה שואל עצה איך להתנהג ובאם צריך התרה או לא וכו'.
ולפלא גדול למה לו להכנס בכל הפלפולא, בה בשעה שהמוצא הכי טוב והעצה היעוצה להמשיך במנהגו הטוב, ולתבוע מבורא עולם ומנהיגו שיתן לו היכולת לעשות האמור מתוך הרחבת הדעת בבריאות הנכונה ובשמחה ובטוב לבב. וע"ד הפסק דין בהקו דסור מרע, דאמרו רז"ל, כיון שיצאו רוב שנותיו של אדם ולא חטא שוב אינו חוטא עד"ז הוא גם בהנוגע לועשה טוב, דאזלינן בתר רובא מן התורה, וכדמוכח מסיום הכתוב שם וסיום הסוגיא שם (יומא סוף פרק ג').
בברכה לבשו"ט בכל האמור ובסגנון כ"ק מו"ח אדמו"ר זצוקללה"ה נבג"מ זי"ע, צו א געזונטען זומער.
בגוף ההלכה - במש"כ שאין רצונו בהיתר-נדר כיון שאין רוצה ח"ו בחרטה על הנהגתו בעבר - לא הבנתי, שהרי אין החרטה על המעשה עצמה, כ"א על ענין הנדר שבזה. ולהעיר ג"כ מנוסח התרת נדרים שקבע אדה"ז בסידורו. ומשם מובן ג"כ שבלי היתר א"א, דפשיטא דלא גרע ממנהג טוב ג"פ.
במש"כ האם מפרישין מעשר במכירת בית וכיו"ב - לא ביאר שאלתו והספק, כי באם קנו הבית ממעות מעושרים - מובן שאין מחויב להפריש אלא מהריוח ולא מכל הסכום שיקבל.

In response to your letter from Wednesday with its enclosure, in which you write about your good custom for thirty-seven years to separate maaser for charity, and that since your income will be reduced in the future and you will not be able to give maaser to charity, you ask for advice on how to proceed and whether a hatarah (annulment) is required or not, etc.
It is very surprising why you need to enter into all this pilpul (analysis), when the best solution and sound advice is to continue your good custom and demand from the Creator of the world and its Leader that He give you the ability to do as mentioned with broad-mindedness, proper health, joy, and gladness of heart.
Regarding the halachic ruling in the area of 'turn away from evil,' our Sages said: "Once most of a person's years have passed without sinning, he will not sin anymore." Similarly regarding 'do good,' we follow the majority according to Torah law, as is evident from the conclusion of the verse there and the end of the sugya there (Yoma end of chapter 3).
Blessings for good news in all mentioned above and in the style of my father-in-law, the Rebbe zatzal: "Have a healthy summer."
Regarding the halachic aspect—in what you wrote that you do not wish for a heter-neder because you do not want, G‑d forbid, regret over your past conduct—I did not understand this point. For regret is not about the deed itself but only about the matter of the vow. Also note from the text of hataras nedarim established by Admor HaZaken in his Siddur. From there it is also clear that without a heter it is not possible; certainly it is no less than a good custom performed three times.
Regarding what you wrote about whether one separates maaser when selling a house or similar—your question and doubt were not clarified. For if one bought the house with already tithed money, it is understood that one is only obligated to tithe from any profit and not from the entire amount received.
