Shalom u'Vrachah!

In response to your notification about moving into a new home—may it be the will of Hashem that 'a change of place brings a change of fortune' for good and blessing both materially and spiritually.

With blessings for good news in all matters of holiness and spreading the wellsprings.

Regarding what you wrote about the mikveh—it is understood that one must make every effort to build a mikveh in your neighborhood—at least a mikveh for men alone. Nothing stands in the way of willpower, especially for such an elevated matter. See Likkutei Torah Tavo (43b), hints in Tehillim at the end of Or Torah by the Maggid on the Baal Shem Tov and more.

Now, before prayer one needs seriousness—this is the bitterness over not having 'Yisrael li rosh' ("Israel is My head") shining openly within him because 'Avonotai avru roshi' ("my sins have passed over my head"). This is the aspect of seriousness: coming to humility and self-nullification in one's mind with deep awareness. It does not need to be specifically in the heart. Not as people think—that before prayer there can be dullness of heart—for it cannot be that way before Shacharit. As our Sages said: 'Idlei yoma idlei ketzira' (Bava Batra 16b), kindness awakens in Avraham's morning.

There are three things that remove all obstacles to prayer: first is immersion in a mikveh. As we find in Mishnah Yoma chapter 8: just as a mikveh purifies... The Rif (Berachot ch.3) and Tosafot Yeshanim wrote in Rav Hai's name that they did not abolish immersion for someone who had an emission except regarding Torah study; but for prayer one still needs immersion. And even though we do not rule this way according to Shulchan Aruch—still Tosafot Yeshanim writes that everyone agrees prayer is more accepted with immersion. See Likkutei Torah there.

Summary

The Rebbe teaches that moving homes can bring positive change when approached with faith; building a mikveh is vital even if only for men; and preparing for prayer requires humility and effort—immersion enhances one's prayers even if not strictly required by law.
